For scheduled maintenance of a Guest ROOM that results in it being taken out of room availability, a work order will be created in EAM without an incident and sent to HMS as an "out of order" or "out of inventory" work order with start and end dates.

  • If a work order in EAM is created with a reason code of "out of order," the HMS work order will have the "out of order" checkbox checked. The HMS user will not be able to reserve the room for a guest stay.

  • If a work order in EAM is created with a reason code of "out of inventory," the HMS work order will have the "out of inventory" checkbox checked. The HMS user will not be able to reserve the room for a guest stay.

Example of conditions where maintenance EAM work orders will be created and sent to HMS:

  • Plumbing – replace toilet, repair shower

  • Carpet - stretching, replace, cleaning

  • Ceiling and Wall repair

  • Remodel

  • Deep Clean

HMS does not currently support work order tracking for Event rooms. EAM will transmit all work orders for Guest rooms and Event Rooms to HMS but in the current HMS 3.0 release, the work order messages for Event Room work orders will not be imported.
